Window, glass or something else?
Six faults and the page each belongs on. Window work and glass work overlap and the repairs are different.
| What it is doing | Which service | Why that one |
|---|---|---|
| The slab catches, drags or will not close | Door repair | The slab or its hinges have moved. Adjustment, not a new door. |
| The key turns hard, or the bolt will not throw | Door lock repair | Cylinder, latch or strike. Usually alignment rather than a broken lock. |
| The jamb is soft, split or pulling away | Door frame repair | The frame is the problem, and a new slab in a bad frame solves nothing. |
| The slab is warped through or rotted beyond repair | Door replacement | The one case where a new door is honestly the cheaper answer. |
| A patio door drags or will not lock | Sliding glass door repair | Rollers and track, almost always. The frame stays. |
| A storm or screen door bangs, sags or has torn mesh | Screen door repair | Closers, hinges, latches and mesh — its own assembly entirely. |
Scope
Where window repair stops
Four boundaries, including one that is a genuine exception to how the rest of this company works.
Glass is its own service
Cracked, broken or fogged glass is renewed in the sash you already have, and it is measured and ordered rather than carried on the van.
We do not replace windows
Doors, yes. Windows, no. If yours genuinely needs replacing we will say so and tell you who to call, and we will not quote it.
Rot past the sash
A soft bottom rail is repairable. Rot that has gone into the frame and the structure behind it is carpentry, and we will tell you when we are at that line.
Whole-house energy work
If the goal is a warmer house rather than a working window, an energy assessment will tell you where the air is actually going. Sometimes it is not the windows.
Why we repair windows
Five reasons your window is almost certainly repairable
And one structural reason to believe us when we say so.
One component has failed
A window is a frame, a sash, glazing, a mechanism, a lock and a seal. Almost always exactly one has stopped working, and the other five are fine.
The frame is the expensive part
And it is the part that virtually never fails. Press it — if the timber is firm and the opening is sound, you are being quoted for something that is not broken.
Parts are available and cheap
Cords, balances, keepers, weatherstrip and glazing units are all stocked items. The labour is a couple of hours.
Replacement rarely pays back in a reasonable time
Especially where the actual fault is air leakage, which is fixable for a fraction of the cost with a lock that pulls tight and new weatherstrip.
We do not sell replacement windows
Doors, yes — that is on our price list and we say so plainly. Windows, no. So when we tell you yours is repairable, there is nothing in it for us either way.
Worth being precise about this, because our price list is not uniform: we fit replacement doors and we do not fit replacement windows. If your window genuinely needs replacing we will say so and tell you who to call, and we will not quote it.
Nebraska conditions
What Nebraska does to a window
Hail, wind, and air that swings from humid to desert-dry.
Hail, and plenty of it
Nebraska sits in the most active part of hail country. Cracked panes and punctured screens are the obvious damage. The less obvious damage is a perimeter seal shocked hard enough to fail, in a pane that looked fine at the time and fogs up months later.
Wind with nothing in the way
Sustained plains wind finds every seal that has stopped compressing and works sash fasteners loose over years. A lock that merely closes rather than pulling tight is a real problem here, not a theoretical one.
Humid summers, extremely dry winters
Nebraska winter air indoors is very dry. Timber sash shrink measurably, joints open and hardware loosens, then it all swells back in July. A window set for one end of that range binds at the other.
Loess settlement
Much of the state sits on deep wind-blown loess, which is strong when dry and can collapse when thoroughly wetted. Openings here can go out of square faster than in clay country, and the sash is what takes it.
Questions
Window repair questions
You replace doors. Do you replace windows?
No. Windows are repair only for us, deliberately, and we say so on every page. It is also why our advice about repairing yours is worth something.
The sash will not stay up.
A cord has parted or a balance has lost tension. Routine either way, and neither needs a new window.
My windows are painted shut.
Common in older Omaha and Lincoln housing. Scored carefully, they open without damage to the sash, the glazing or the trim.
We had hail and the glass looked fine.
Worth having checked. A strike can shock a sealed unit's perimeter seal without cracking the pane, and the fogging arrives months later.
Is weatherstripping worth doing here?
It is the highest-return item we fit, in both directions — heating in January and cooling in July, with wind driving air through any gap all year.
Can you do the whole house in one visit?
Usually, and it is much cheaper per window. Most houses have the same fault repeated.
