Commercial Door Repair
A storefront door opens a few hundred times a day and then has to latch at ten below with the wind behind it. When the closer stops driving it home, that is a security problem rather than a maintenance one.

Which commercial fault do you have?
Commercial entrances fail in a narrow set of ways, and knowing which saves a visit.
| What it is doing | Which service | Why that one |
|---|---|---|
| The slab catches, drags or will not close | Door repair | The slab or its hinges have moved. Adjustment, not a new door. |
| The key turns hard, or the bolt will not throw | Door lock repair | Cylinder, latch or strike. Usually alignment rather than a broken lock. |
| The jamb is soft, split or pulling away | Door frame repair | The frame is the problem, and a new slab in a bad frame solves nothing. |
| The slab is warped through or rotted beyond repair | Door replacement | The one case where a new door is honestly the cheaper answer. |
| A patio door drags or will not lock | Sliding glass door repair | Rollers and track, almost always. The frame stays. |
| A storm or screen door bangs, sags or has torn mesh | Screen door repair | Closers, hinges, latches and mesh — its own assembly entirely. |
Scope
Where commercial door repair stops
Four things we decline, and we would rather tell you now than on the day.
Automatic and powered operators
Motors, sensors and anything that opens itself. A specialist trade with its own certification, and we will point you to one.
Certified panic and exit hardware
Life-safety rated devices need somebody qualified to install and certify them. We will not improvise on that.
Access control and electronic locks
Card readers, keypads and networked hardware. We can adjust the door; the device is somebody else's.
Fire-rated door assemblies
Where a door is part of a rated assembly, any work on it has to preserve that rating. That is specialist territory and we say so.
Repair or replace
When a commercial entrance is genuinely finished
Rarely. Four of these five point back at hardware that can be put right in an afternoon.
The closer has a hydraulic leak
A film of oil on the body or arm means the hydraulic has failed. No adjustment brings that back, and it is a replacement closer — which is a fraction of a new entrance.
The pivots have worn
Top and bottom pivots on a narrow-stile aluminium door. Replaceable, and the thing to catch before the leaf starts racking.
The corner joints have loosened
Aluminium doors are tie-rodded together. Once a leaf has been dragging, those joints work loose — usually re-tensionable, occasionally not.
The leaf is bent or racked beyond re-tensioning
This is the real replacement case, and it is almost always the end point of a dragging door nobody dealt with.
Everything else is adjustment
Closer speeds, strike position, threshold height. Cheap, quick, and the difference between a premises that secures and one that does not.
We do fit replacement doors, including commercial slabs, so there is nothing in it for us to tell you a closer will do. Ask which of the five applies to yours.
Nebraska conditions
What Nebraska asks of a commercial door
Cold, wind, grit and a long way between towns.
Cold changes how a closer behaves
Hydraulic fluid thickens as temperature drops. A closer set in July closes slowly and incompletely in January, which is a latching failure and therefore a security failure. Adjusting them in autumn is routine maintenance almost nobody performs.
Wind on an entrance door
Sustained plains wind catches doors, tears closers out of brackets and loads pivots well beyond what they were sized for. Wind-exposed frontages in Nebraska need heavier hardware than a catalogue would suggest.
Grit and ice melt at the threshold
Months of treated pavement walked across a shop floor. It wears thresholds and sweeps, corrodes bottom rails and works into every pivot on the frontage.
Distance from the trade
Outside Omaha and Lincoln, specialist commercial door hardware is not stocked locally. Planned maintenance in autumn is worth considerably more here than it would be in a city.
Questions
Commercial questions
Our front door will not latch in winter.
Most likely the closer rather than the lock. Check the body for an oil film — if it is dry, a seasonal adjustment usually solves it.
Can you come out after hours?
Where the job requires it, yes. Securing happens whenever it is needed; planned repairs fit around your trading.
Do you do automatic doors or panic hardware?
No. Both are specialist trades and we will point you to somebody rather than improvise on something this consequential.
We are three hours from Omaha. Will you come?
Yes. We plan routes across the state and we would rather do a full pass on the building than two separate trips.
Can you replace a commercial door?
Yes, where it is genuinely needed. We will show you which of the five tests it failed first.
Do you invoice businesses properly?
Yes. Written itemised quotes and invoices suitable for accounts, insurers or a managing agent.
