Door frame repair
Door Frame Repair
A perfect door in a failed frame is still a failed opening. The frame is what holds everything in line, and in Nebraska it is usually the frame that moved.

Is it the frame, or something else?
Frame faults get mistaken for door faults constantly, and the repairs are quite different. This sorts the common ones.
| What it is doing | Which service | Why that one |
|---|---|---|
| The slab catches, drags or will not close | Door repair | The slab or its hinges have moved. Adjustment, not a new door. |
| The key turns hard, or the bolt will not throw | Door lock repair | Cylinder, latch or strike. Usually alignment rather than a broken lock. |
| The slab is warped through or rotted beyond repair | Door replacement | The one case where a new door is honestly the cheaper answer. |
| A patio door drags or will not lock | Sliding glass door repair | Rollers and track, almost always. The frame stays. |
| A storm or screen door bangs, sags or has torn mesh | Screen door repair | Closers, hinges, latches and mesh — its own assembly entirely. |
| A shower door drips, drags or will not seal | Shower door repair | Rollers, pivots, seals and hard-water damage. Interior glass work. |
Scope
Where frame repair stops
Four boundaries worth knowing, because frame work sits next to carpentry, masonry and structural trades.
Where rot has reached framing
A jamb bottom is a cut-out and scarf-in. Rot that has travelled into the structural framing behind the jamb is a carpentry job and we will say so plainly rather than papering over it.
Where the foundation is the real fault
If a frame is racking because the house is settling on loess, resquaring it buys you a few years at best. We will tell you when the opening is a symptom.
Where the slab is also finished
Then it is frame repair plus a replacement door, quoted together. Doing one without the other is the common way this gets done badly.
Masonry openings
We repair the frame inside a brick or block opening. Repointing, lintels and the masonry itself belong to a mason.
Repair or replace
Five tests, and the frame changes all of them
A sound frame is what makes a repaired door worth doing. A failed one is what makes a new door a waste of money.
Is the slab straight?
Close it and sight down the edge, or hold a string corner to corner. A door that is warped more than a shim can take will never seal, and no amount of hinge work changes that. This is the most common genuine reason to replace.
Is there rot, and how far has it gone?
A soft bottom rail on a timber door can be cut out and rebuilt. Rot that has travelled up into the stiles or through a panel usually cannot, economically.
Is the frame sound?
If the jamb is good and only the slab is finished, that is a slab swap, which is far cheaper than a full prehung unit. We check this before quoting either.
Is the opening still square?
On a settled Nebraska house frequently not. An out-of-square opening takes a repaired door better than a standard prehung unit, which has to be packed in anyway.
What is the hardware worth?
Original hardware on an older door is often better than anything that comes on a new one. If we are replacing a slab, we reuse what is worth reusing and say so.
We fit replacement doors and we repair them, which means we have no structural reason to steer you either way. That is the honest version of the pitch every repair company makes. Ask us which of the five above applies to your door and we will tell you.
Nebraska conditions
Why Nebraska frames fail
Water at the bottom, movement from below, and wind pressure from the side.
Water standing at the threshold
Blowing snow packs into the gap between door and threshold, melts in afternoon sun and refreezes overnight. That cycle, repeated through a Nebraska winter, is what destroys jamb bottoms. It is the single most common frame repair we do.
Loess settlement racking the opening
Deep wind-blown loess underlies much of the state. It holds up well dry and can collapse when thoroughly wetted, so settlement here can arrive quickly. A frame that has gone visibly out of square in one season is usually this.
Dry winters shrinking the jamb
Nebraska winter air is extremely dry indoors. Jamb timber shrinks, hinge screws lose their grip, casing opens at the mitres, and everything that was tight in July is loose by February.
Wind loading the latch side
Sustained plains wind pushes repeatedly against a closed door, and all of that force lands on the strike side of the frame. Over years it works the strike loose and splits the jamb around it.
Questions
Frame repair questions
The bottom of my door frame is soft. How bad is that?
Confined to the jamb bottom it is a cut-out and rebuild in sound timber, which is a half-day job. Once it has reached the framing behind, the job changes category and we will tell you.
Can you repair a frame after a break-in?
Yes, and it is common work. Split jambs around the strike are repairable, and we fit a reinforced strike with long fixings into structure as part of putting it right.
My frame is out of square. Can it be fixed?
Usually it can be reshimmed and resquared enough for the door to work properly. If the house is still moving we will say so, because that changes how long it will hold.
Do I need a new door if the frame is bad?
Often not. The slab and the frame fail independently, and a sound door in a repaired frame is the cheapest good outcome.
You also sell replacement doors. Will you just upsell me?
We make money either way, so there is nothing in it for us. The five tests on this page are what we actually use, and we will walk you through them on site.
Do you do the masonry around the opening?
No. We repair the frame; brickwork, lintels and repointing belong to a mason and we will say so rather than improvise.
